Planning a Knockdown Rebuild in Lake Macquarie or Newcastle? Start Here

You like your neighbourhood. You know the streets, the local shops and the journey to work. But the house no longer suits the way you want to live.

A knockdown rebuild gives you the opportunity to create a new custom home on a familiar block. Before you commit to a design, it helps to understand what you want from the home, what information is available about your site and how your construction budget fits the brief.

Here are five things to prepare before speaking with a builder.

1. Write a brief around how you live

Start with the everyday details, rather than a collection of finishes.

How many bedrooms do you need? Would a ground-floor bedroom make the home more useful over time? Where should the living spaces connect to the garden? How much storage and parking do you need?

Separate your priorities into three groups:

Essential: the features the home must deliver.

Preferred: things you would like if the design and budget allow.

Flexible: areas where you are open to a different approach.

A clear brief gives your designer and builder something practical to work with. It also helps you make decisions when competing priorities arise.

2. Bring information about the block

The address is a useful starting point, but it doesn’t tell the whole story.

If you have a site survey, existing drawings, site reports or preliminary plans, gather them together. Photographs of the property and access from the street can also help frame an initial conversation.

Points to discuss include the slope of the land, access for construction, existing structures, neighbouring properties and the position of services.

You don’t need every answer before making contact. Be clear about what you already know and what still needs investigating.

3. Separate the construction budget from the total project budget

A useful budget conversation starts with agreeing what the figure includes.

For a knockdown rebuild, ask whether the proposed scope includes demolition, site preparation, design and consultant fees, approvals, service connections, driveways, landscaping and other external works. Consider temporary accommodation and moving costs separately if you will need to leave the property.

An initial estimate and a detailed construction proposal serve different purposes. Ask what information a price is based on, what allowances it contains and what remains outside the scope.

At Sloane Homes, we generally work with individual custom-home and knockdown-rebuild construction budgets from $900,000, excluding land. This is a guide to the projects we take on, rather than a fixed price for a completed home. Each project needs to be assessed against its design, site and specifications.

4. Discuss buildability before the design is final

A design should reflect your priorities and be considered alongside the available budget.

An early conversation with a builder can help identify questions to resolve as the plans develop. These might concern access, the building’s layout, materials, structural requirements or the level of finish you want.

Bring your essential requirements and explain where you are flexible. The aim is to understand the implications of your choices before you become committed to every detail.

If you already have completed plans, share those too. Let the builder know what documentation and approvals are available so they can explain the next steps towards pricing.

5. Compare the scope as carefully as the price

When reviewing building proposals, check that you are comparing the same work.

Look for clear descriptions of inclusions, exclusions, allowances and responsibilities. Ask what further information is needed and how changes would be documented and priced.

It is also worth asking:

Who will be your main contact during construction?

Who will supervise the work?

How will progress and decisions be communicated?

What needs to happen before a start date can be confirmed?

These conversations help you understand the working relationship as well as the proposed home.

What to send with your first enquiry

To make an initial discussion useful, include:

The property’s suburb or address.

A short description of the home you want to build.

Your estimated construction budget, excluding land.

Your preferred timing.

Any plans, surveys or reports already available.

If you are still exploring ideas, say so. A clear outline of your intentions is a useful place to begin.
